Geography: A Unique Location in Lakewood Ranch


Monterey’s location is both a strength and a challenge. It’s situated in southeastern Lakewood Ranch, an area that may feel remote to some. On the map, Monterey is positioned away from the central Lakewood Ranch communities and doesn’t fit neatly into the Sarasota metro area, either.


While the geography might initially feel “out there,” its proximity to key locations is impressive:

  • Waterside Place: 7.8 miles (approximately 10 minutes)
  • Fruitville Commons: 7.6 miles
  • Downtown Lakewood Ranch: 9.9 miles


Monterey also offers relatively easy access to downtown Sarasota, just 12.8 miles away, and the beaches, making it more connected than it might seem at first glance.


The area surrounding Monterey is evolving rapidly. Future developments, like the planned Three H Ranch community, will add thousands of homes and amenities, transforming this part of central/upper Sarasota into a bustling hub.   • On average, buyers should expect to add 20–25% to the base price for lot premiums and upgrades.
  • Current incentives (as of January 2025) include:
  • $15,000 toward closing costs with Toll Brothers Mortgage.
  • $50,000 off the first $80,000 spent at the design center, allowing significant upgrades to be covered.


With 113 homes in Phase 1 and 54 already sold, Monterey is attracting buyers looking for high-end construction in a growing area.
