Sarasota is an ever-evolving area with exciting new developments constantly popping up. Today I share a bit of insider information on 8 upcoming projects that will really change the fabric as we know it!

(1) Lakewood Ranch Golf & Country Club Sold - Major Expansion Plans
The prestigious Lakewood Ranch Golf & Country Club has reportedly being sold to new ownership, rumored to be a VC firm. Currently the club has 3 private 18-hole golf courses and a long waitlist to join. The new owners plan to add 1-3 more golf courses and potentially another clubhouse to allow for 900-1000 more members.
This would be a complete game changer for lower Lakewood Ranch residents hoping to join the club. With the expansion of surrounding neighborhoods like Wild Blue, Shellstone and the rest of Waterside, demand has far outpaced supply for golf club membership. Adding more courses will allow residents of newer communities to join.
Initiation fees are already rising to $65,000 in 2024. With the addition of more amenities, that could hit $100k for new members down the road. This is a major development for one of Sarasota's most elite clubs.
(2) Boutique Builder Sam Rodgers Developing 2 New Communities
Boutique custom home builder Sam Rodgers is starting construction on two new neighborhoods in desirable locations.
Currently selling Gran Place (Wellen Park), now they have plans for a new luxury development called Arbour Lake Preserve located behind the exclusive Founders Club off Fruitville Road. Situated midway between downtown Sarasota and Lakewood Ranch, it will have a nature preserve design with 75% green space.
The gated neighborhood will only have 37 homes on large 90-foot home sites starting at 2,600 square feet. Home prices will likely be over $1 million. Sam Rogers is also rumored to be building new custom homes in the mature neighborhood of Stonebridge inside Palmer Ranch in 2024.
(3) Pulte & Lennar Have Plans for "Hi Hat Ranch"
There is a large area between Lakewood Ranch and Wellen Park called Hi Hat Ranch that both Pulte Homes and Lennar have filed permits to start developing. This is a key plot of land that would connect future neighborhoods like Artistry and Grand Park.
If a new Waterside or Lakewood Ranch-style town center development went in here, it could become a central hub between Lakewood Ranch and all the growth happening around Wellen Park/Venice. While timelines are far out, this land has major development potential long-term.
(4) New 55+ Development Coming to Bayview in Parrish?
Most people know of Del Webb at Bayview, the 55+ community in Parrish built by Pulte Homes. But Bayview also has a new multi-builder neighborhood under development called the Isles at Bayview led by developer Kolter Land.
Kolter also creator of Artistry, Cresswind, and various luxury condo towers locally under their Kolter Urban brand. There are rumors Kolter could be planning a new 55+ luxury neighborhood at Bayview to complement the Kolter Resort Style senior living they offer in other geographies.
This would provide nice competition to Del Webb with Kolter’s exceptional amenities and higher-end home designs. For retirees priced out of Lakewood Ranch, Bayview provides larger homes and land at more affordable Parrish prices.
(5) Taylor Morrison Plans 877 Homes around Myakka Pines Golf Club
In a shocker, Taylor Morrison recently applied to build a huge 877 home community surrounding Myakka Pines Golf Club in Englewood. This would be in line with their other Esplanade branded golf communities like Esplanade Golf & Country Club and Esplanade Azario in Lakewood Ranch.
Myakka Pines is located just below Wellen Park Golf & Country Club and would complement Lennar's Wellen Park Golf & CC as well. With nearly 900 homes planned for the property, it's likely all residents could opt for included golf/country club membership.
For those looking in southern Sarasota county, this would bring exciting new amenities alongside the rapidly expanding South Venice growth. Taylor Morrison builds highly desirable communities and would be interesting with Englewood pricing!
(6) Luxury Golf & Lifestyle Resort Coming to Myakka
If you want true luxury in a natural setting, check out the upcoming Miakka Golf Club located in Myakka City. This is going to be an extremely high-end, nationally-ranked private club and community set to open in early 2025.
Designed in collaboration with Paul Azinger, the centerpiece will be an immaculate 18-hole championship golf course. There will also be a 12-hole short course, inviting lodge-style clubhouse, and luxury cabins available exclusively for members to rent.
This private retreat located about 30 miles from Siesta Key is going to have an invite-only membership with likely $300K+ initiation fees. While not right for everyone’s budget, it’s an exciting new entrant into Sarasota’s private club scene.
(7) New Family-Friendly Country Club Coming to East Sarasota
Another private club and neighborhood development coming to Eastern Sarasota county is the Soleta Golf Club. They are billing themselves as high-end but family-friendly, located out in Myakka City.
Nestled in a vast expanse of breathtaking indigenous terrain, the meticulously designed 7,400-yard, 18-hole championship golf course by Nick Price offers an unparalleled golfing experience. Complementing this majestic course, David Leadbetter, a celebrated golf instructor known for guiding touring professionals to major championship triumphs and global tournament successes, is crafting a state-of-the-art, 30-acre signature practice and performance facility. Unique to this private club, Leadbetter's vision promises to elevate the golfing experience to new heights, marrying challenging play with exceptional training opportunities for golf enthusiasts of all levels.
The residential side includes 93 estate-sized homes starting at one acre being built by John Cannon Homes and Anchor Builders. With golf course, fitness center, and views of conservation land, this is ideal for families wanting room to roam minutes from beaches and city life.
(8) David Weekly Coming to South Venice?
In the swiftly evolving landscape of the Wellen Park's Master Plan development, a whisper of excitement is in the air with the prospect of David Weekly Homes joining the community's distinguished roster. Although details are still just rumors, the anticipation is palpable for those who admire David Weekly's unique touch on home construction.
Revered for their boutique approach, David Weekly Homes offers a personalized experience reminiscent of a master craftsman's attention to detail.
The potential arrival of David Weekly promises to enrich the fabric of Wellen Park with homes that blend affordability with an exceptional living experience. Having personally navigated the building process with them twice, I can attest to their unwavering dedication to customer satisfaction and a seamless journey from blueprint to reality.
The addition of David Weekly to Wellen Park would complement the existing variety of builders such as Neal, Mattamy, and Toll, along with the bespoke allure of Everly, and the established presence of Sam Rogers and Lennar.
