If you're shopping new construction homes in Florida, chances are you've come across Wellen Park. Maybe it's already on your list, or maybe it hasn't even hit your radar yet. Either way, if you're considering a move to Southwest Florida, Wellen Park is one of the most important master-planned communities to understand.

My goal with this guide is simple: provide one of the most comprehensive overviews of Wellen Park available anywhere. Not just the marketing version. Not just the builder version. The whole picture.

We're going to talk about the history, because I think the history matters. We're going to walk through all 25 neighborhoods, including the resale communities, the actively selling new construction neighborhoods, and the communities that haven't even officially arrived yet. We'll cover downtown Wellen, beaches, schools, future expansion plans, and why the geography of this area matters so much.

Because when people shop Wellen Park online, they often think they're looking at one thing.

In reality, they're looking at several things that eventually became one.


What Is Wellen Park?

At its core, Wellen Park is a master-planned community. That means it's a collection of separate neighborhoods that were designed as part of a larger long-term vision.

You may live in one neighborhood and enjoy its amenities, but you're also benefiting from everything else built around it. That's one of the advantages of a true master-planned environment.

Wellen Park is massive. It's one of the largest master-planned communities in the country and one of the fastest growing. What makes it particularly appealing is its location.

The community sits in southern Sarasota County, in an area that blends southern Venice, western North Port, and northern Englewood. While you're technically part of Sarasota County, you're much farther south than many people realize.

The benefit is that Southwest Florida is relatively narrow from east to west. Since west means water, it's difficult to get very far from the beach.

Virtually every neighborhood in Wellen Park sits within roughly 18 to 22 minutes of multiple Gulf beaches.

That coastal access is one of the reasons people are increasingly drawn to the area.

Today, Wellen Park includes approximately 25 neighborhoods offering everything from golf communities and age-restricted communities to affordable starter homes, custom estates, family-oriented neighborhoods, villas, townhomes, and luxury homes.

The community also includes its own downtown district, extensive trail systems, schools, commercial development, and a growing lifestyle ecosystem that continues to expand every year.


The History of Wellen Park

One of the biggest misconceptions about Wellen Park is that it has always existed in its current form.

It hasn't.

Today, it looks like one giant master-planned community.

Historically, it evolved through multiple phases.

Years ago, there was an area called West Villages. This was the original foundation.

West Villages consisted of roughly nine neighborhoods located south of Sarasota. At the time, the appeal was fairly straightforward. The area offered a more laid-back lifestyle, easier access to Venice and Englewood, and a lower price point compared to Sarasota.

For years, many buyers viewed Venice as a more affordable alternative to Sarasota.

If Sarasota was where people wanted to be, Venice was often where they ended up because it offered a financial benefit.

Many of the same advantages that exist today were already present then. Less congestion. Less intensity. More relaxed beaches. A more coastal feel.

Then came the next phase.

Developers introduced roughly fifteen additional neighborhoods that would eventually become the Playmore District. At the time, many of these neighborhoods were being sold before buyers could physically see what the future would look like.

There wasn't a downtown.

There weren't all the amenities.

There weren't all the schools.

People were essentially betting on what the area would become.

Then Downtown Wellen was built.

The result is what we know today:

  • The original West Villages District

  • The newer Playmore District

  • Downtown Wellen

All operating together under the Wellen Park umbrella.

Understanding this history matters because many maps and websites only show portions of the community. Some only show the newer neighborhoods. Some ignore the resale neighborhoods entirely.

But when you're shopping Wellen Park, you're shopping all of it.

And understanding all of it gives you far more options.


Grand Palm

Grand Palm is one of the original cornerstone communities within Wellen Park and remains one of the most unique neighborhoods in the entire master plan.

Built entirely by Neal Communities, Grand Palm spans approximately 1,000 acres and offers a combination of mature landscaping and continued new construction opportunities.

The community includes two separate amenity campuses featuring resort-style pools, a fitness center, clubhouse, and waterslide.

What truly differentiates Grand Palm, however, is its focus on nature.

There are roughly 28 miles of trails throughout the community, extensive preserve areas, lakes, and open space. Approximately one-third of the entire acreage is dedicated to preserves and natural areas.

Unlike many newer communities that can feel heavily built out, Grand Palm maintains a much more natural atmosphere. For buyers looking for a newer home without sacrificing green space, it continues to be one of the strongest options in Wellen Park.


Grand Paradiso

Grand Paradiso was built by Lennar and became one of the original value plays within Wellen Park.

The formula was simple.

Provide affordable housing combined with amenities that feel significantly more expensive than the homes themselves.

Lennar's business model has always focused on efficiency and economies of scale. Buyers receive fewer customization options, but they often benefit from lower pricing as a result.

Grand Paradiso includes a large resort-style pool, clubhouse, fitness center, tennis courts, pickleball courts, walking paths, and gated entry.

For many buyers, it represented one of the most affordable ways to enter Wellen Park while still enjoying a strong amenity package.


The Preserve

The Preserve offered a similar affordability story but through DR Horton.

The community is significantly smaller than Grand Paradiso and places less emphasis on amenities.

Instead, the focus is simplicity.

Lower fees.

Lower ownership costs.

Straightforward homeownership.

For buyers who cared more about location than resort-style amenities, The Preserve provided another affordable option within the same geography.


Renaissance

Renaissance was developed by Mattamy Homes and occupied the middle ground between production housing and custom construction.

Buyers could select floor plans, finishes, countertops, flooring, and certain structural options without entering the custom-home price range.

For many people, this represented the sweet spot.

Enough customization to feel personal.

Not so much customization that the process became overwhelming or expensive.


Oasis

Oasis by M/I Homes followed a similar strategy.

The community offered approachable pricing, smaller floor plans, and moderate design flexibility.

At a time when Venice was still viewed as a more affordable alternative to Sarasota, Oasis gave buyers another opportunity to purchase a personalized home without stretching their budgets.

The emphasis remained practicality, affordability, and value.


Tortuga and Antigua

Tortuga and Antigua represented some of the most affordability-focused neighborhoods within Wellen Park.

Both communities were built by Lennar and emphasized low ownership costs above all else.

Amenities were minimal.

The homes were practical.

The value proposition was straightforward.

Buy into a rapidly growing area at a lower cost and benefit from the appreciation and infrastructure growth around you.

For investors, first-time buyers, seasonal residents, and budget-conscious purchasers, these neighborhoods served an important role within the broader Wellen Park ecosystem.


Sarasota National

Sarasota National quickly became one of the flagship communities of the original West Villages era.

Built by Lennar, Sarasota National combined affordability with one major differentiator:

Bundled golf.

Residents receive access to an 18-hole championship golf course as part of ownership.

The community also includes resort-style amenities, dining, fitness facilities, tennis, pickleball, social spaces, and beautifully landscaped surroundings.

Housing options range from condos and coach homes to villas and single-family homes.

The formula proved so successful that similar versions have since been replicated throughout Southwest Florida.


IslandWalk

IslandWalk remains one of the most recognizable communities in Wellen Park.

Developed by DiVosta, the neighborhood is known for its extensive lake system and interconnected pathways.

Waterways weave throughout the community, creating long water views and providing many homes with waterfront exposure.

Residents enjoy resort-style amenities including pools, fitness facilities, tennis courts, pickleball courts, and extensive walking paths.

Even in 2026, IslandWalk continues to stand out as one of the strongest resale opportunities in the entire master plan.


Oakbend

Oakbend occupies one of the most desirable locations in Wellen Park.

The community sits directly adjacent to Downtown Wellen and allows residents to be remarkably close to the heart of the development.

Builders include Toll Brothers and ICI Homes.

The neighborhood remains intentionally boutique with fewer than 200 homes.

Because of its size and builder lineup, Oakbend offers a level of consistency that many buyers appreciate. Home values, architecture, and overall aesthetics remain relatively aligned throughout the community.

For buyers wanting proximity to Downtown Wellen without sacrificing quality, Oakbend is one of the strongest options available.


Avelina

Avelina was one of the communities that helped sell the vision of what Wellen Park was going to become before buyers could actually see it.

Today, when you drive through Downtown Wellen, see the restaurants, the events, the trails, and all of the activity, it's easy to understand the appeal. Years ago, however, buyers were making a bet on what the area would eventually become. Avelina was one of those early-adopter opportunities.

Built by Neal Communities, Avelina is a boutique neighborhood with only 96 homes. Unlike many communities throughout Wellen Park, there are no neighborhood amenities here. No resort pool. No clubhouse. No fitness center.

The idea was that Downtown Wellen itself would become the amenity.

Instead of spending money on neighborhood facilities, residents would spend their time out enjoying the larger master plan.

The homes themselves are where Avelina shines. Neal leaned heavily into the larger versions of its most popular floor plans. Many of the homes feature three-car garages, wider footprints, and layouts that feel especially open and functional. Models like the Savannah 2 and Kiawah became particularly popular because they offered substantial living space without venturing into true luxury-home pricing.

For buyers who wanted larger homes, fewer neighbors, and a boutique feel close to Downtown Wellen, Avelina remains one of the more unique offerings in the community.


Solstice

Solstice represented an interesting move by Toll Brothers.

Historically, Toll Brothers has occupied the higher end of the production builder spectrum. Buyers typically associate the brand with larger homes, upgraded finishes, higher ceilings, and premium communities.

Solstice delivered much of that same experience but in a more approachable package.

The homes still carried the Toll Brothers feel, but the floor plans were somewhat more accessible and the pricing sat below what many buyers might expect from the brand in places like Lakewood Ranch.

For many people, Solstice became a way to access the Toll Brothers experience without having to stretch into a significantly higher budget.

The community also benefits from its location within the newer portions of Wellen Park, placing residents close to Downtown Wellen and the expanding commercial corridor.


Wysteria

Wysteria became Neal Communities' second major Playmore District offering.

Where Avelina focused on larger homes and a boutique atmosphere, Wysteria offered a different approach.

The homes were generally smaller.

The pricing was more approachable.

The process was more streamlined.

Many of the homes were sold as spec inventory, allowing buyers to move into the community much more quickly than a traditional build process.

Rather than putting every Neal collection into a single neighborhood, Neal effectively split its offerings between Avelina and Wysteria, creating two distinct products that appealed to different buyers.

One emphasized size and exclusivity.

The other emphasized affordability and convenience.


Sunstone

Sunstone arrived at an important time in Wellen Park's growth.

It filled a gap that many buyers were looking for.

The community offered villas and single-family homes, multiple floor plan options, moderate amenities, and pricing that landed squarely in the middle of the market.

For buyers who felt Avelina lacked amenities, Solstice stretched the budget a bit too far, and Wysteria was perhaps too simple, Sunstone became the logical compromise.

Mattamy Homes built the community around flexibility.

There are numerous home styles available, reasonable pricing, and enough amenities to satisfy most buyers without creating excessive fees.

Sunstone later expanded with Sunstone Lakeside, introducing larger homesites for buyers who wanted more room while maintaining the same overall lifestyle.

Brightmore

Brightmore holds a unique distinction within Wellen Park.

It is the only age-restricted active-adult community in the master plan.

Built by Mattamy Homes, Brightmore was designed specifically for the 55-plus lifestyle.

The community is centered around one of the most impressive amenity packages in Wellen Park.

The clubhouse and amenity center feel more like a resort than a traditional neighborhood facility. Residents enjoy expansive gathering spaces, resort-style pools, fitness facilities, and one of the most impressive pickleball setups anywhere in the area.

The community even includes a sunken pickleball stadium with lighting, creating an experience that goes well beyond what most neighborhoods offer.

For buyers who want an active social environment surrounded by people in a similar stage of life, Brightmore fills an important niche within Wellen Park.


Gran Place

Gran Place is one of the most boutique and distinctive neighborhoods in Wellen Park.

The community is built exclusively by Sam Rodgers Homes, a local builder known for its meticulous approach and long-standing reputation throughout Southwest Florida.

Unlike many production communities, Gran Place focuses heavily on customization.

At the time it launched, there were very few true custom-home opportunities within Wellen Park.

Gran Place gave buyers a chance to build something uniquely their own while still benefiting from all the advantages of the larger master plan.

The neighborhood remains relatively small and appeals to buyers looking for a more personalized building experience.


Wellen Park Golf & Country Club

As Sarasota National matured, another opportunity emerged.

Wellen Park Golf & Country Club effectively brought the same successful formula back to market.

Built by Lennar, the community combines bundled golf, resort amenities, and a wide range of housing options.

Residents can choose from condos, coach homes, villas, and single-family homes while enjoying access to golf and an extensive amenity package.

For buyers who loved Sarasota National but wanted new construction rather than resale, Wellen Park Golf & Country Club became the natural alternative.


Palmera

Palmera may be the most balanced community in all of Wellen Park.

It's difficult to think of another neighborhood that offers such a broad mix of builders, housing styles, and amenities in one place.

Builders include:

That lineup alone creates tremendous variety.

Developed by Taylor Morrison, Esplanade brings one of the most recognizable lifestyle brands in Florida to southern Sarasota County.

People are often drawn to Esplanade for two reasons.

The first is aesthetics.

The second is lifestyle.

The community embodies the resort-style Florida image many out-of-state buyers picture when they think about relocating.

Mediterranean-inspired architecture, beautifully landscaped streets, resort-style amenities, restaurants, and social programming all contribute to the experience.

Popular floor plans such as the Lazio have developed strong followings because they combine efficient layouts, open living spaces, and manageable footprints.

The community's Bahama Bar, resort pools, dining options, and overall atmosphere have quickly made it one of the most anticipated neighborhoods in Wellen Park.


Boca Royale

Boca Royale is one of the most unique communities in the area because it predates Wellen Park itself.

Long before much of today's development existed, Boca Royale was already established.

For buyers arriving after much of Wellen Park has sold out, West Lake may represent one of the final opportunities to build a new custom home within the master plan.


Downtown Wellen, Beaches, Venice, and Future Growth

At the center of everything sits Downtown Wellen.

Unlike many suburban developments that require residents to leave the community for entertainment and dining, Wellen Park built its own downtown.

Today, residents enjoy restaurants, bars, coffee shops, playgrounds, splash pads, walking paths, event lawns, and a steady calendar of community events.

The atmosphere is active.
