The location of Avanti at Waterside stands out when compared to other neighborhoods in Lakewood Ranch. Positioned at the most southern and western section of the master-planned community, it provides quick access to major roads like Fruitville Road and Lakewood Ranch Boulevard. Residents can easily reach downtown Sarasota and Lido Key Beach in 20-25 minutes, while Siesta Key Beach is only about a 30-minute drive away. 


The area around Avanti also offers plenty of amenities just minutes away. Waterside Place, a walkable downtown area, is within walking distance. The popular Main Street in Lakewood Ranch is a 5-minute drive, offering shops, restaurants and entertainment. The centrally located University Town Center mall is only 7 minutes away by car, providing stores, dining, and a movie theater. Plus, new commercial development is underway just down the road at Fruitville Commons.


So for homebuyers prioritizing location, Avanti checks off the boxes for convenience, connectivity and proximity to what matters most.


The Homes

Avanti at Waterside includes a variety of home types to fit different needs and budgets. The community offered paired villas early on, which quickly sold out. But two other housing styles remain available.


Townhomes come in two-floor plans – the Rowan and the Ivy. Both feature roughly 1,650 square feet of living space, with the main difference being garage size. The end-unit Rowan plan includes a 2-car garage, while the interior Ivy plan has a 1-car garage. Despite this difference, pricing remains similar between the plans at around $336,000. This makes the townhomes a very affordable option to buy into the Waterside area. 


For buyers wanting a single-family detached home, Avanti has three floor plans called the Beachwood, Candlewood and Daylen. Square footage ranges from 1,250 to 1,580 square feet among these plans. And the pricing holds steady around $390,000 to $416,000 regardless of whether the home sites along the community's lakefront or along Lakewood Ranch Boulevard.


With well-built homes priced under $500k just steps from the lake, Avanti introduces a truly affordable single-family home opportunity to Northeast Sarasota.


Lifestyle & Amenities

The Lakewood Ranch area provides plenty of amenities and conveniences for an active lifestyle. As mentioned before, residents have easy access to the shopping, dining and entertainment options at Lakewood Ranch Main Street, University Town Center mall and other nearby plazas. The wide network of multi-use trails surrounding the neighborhoods enables walking, jogging and biking. Meanwhile, Lakewood Ranch offers numerous parks, pools, fitness centers and country clubs available to residents through the CDD fee included with each home. 


In terms of amenities exclusive to the Avanti community, the neighborhood takes a streamlined approach. The homeowner's association fee covers lawn maintenance and fertilization. But there are no private recreational facilities located directly within the community. Instead, the HOA fee stays low, while residents can utilize the many nearby public amenities Lakewood Ranch provides. 


So while Avanti doesn't have its own on-site amenities, homebuyers will still enjoy picturesque views of the lake and community open spaces. The location within the Lakewood Ranch master plan enables an active lifestyle complete with opportunities to get outdoors and mingle with friendly neighbors.
