[2026] Top 10 BEST Places to Live in Sarasota, Florida (Latest & Greatest)

Hello everyone, welcome back to the Florida Relocation Guide. My name is Adam Hancock, and today we’re talking about the 2026 update of the best places to live in Sarasota, Florida—and not just Sarasota the city, but the entire metropolitan area across Southwest Florida.

I want to tell you where these places are, what they are, why they matter, what they cost, and give you the context to actually understand them—without needing anything else.

This list is designed to cover:

  • Suburbs

  • Urban core

  • Southern options

  • Coastal options

  • More affordable options

Even the sequence of how we go through these is intentional—it’s meant to add incremental value as you build your understanding of the area.

1. Southern Lakewood Ranch (Sarasota County Portion)

We’re starting with a specific section of Lakewood Ranch, not the entire suburb.

Lakewood Ranch is a massive, multi-generational master-planned community—arguably the largest and most complete suburb in the country. But not all parts of it are equal.

The Key Idea:

If you can get:

  • The best part of the suburb

  • While staying closer to what matters

…it becomes very difficult to beat.

Why the Southern Section?

This is the Sarasota County portion (below University Parkway). From here:

  • ~8–12 miles to:

    • Downtown Sarasota

    • Lido Key

    • Longboat Key

    • Siesta Key

You get access to what I call the “magical triangle”:

  • Downtown culture

  • World-class beaches

  • Shopping + dining districts

What You Gain:

  • New construction (mostly <5 years old)

  • 12+ neighborhoods (with thousands more coming)

  • Huge builder variety:

    • $300K villas → $5M custom homes

  • Large lakes + better-planned infrastructure

  • Multiple “mini downtowns” and commercial hubs

Pricing:

  • Median: ~$750K–$850K

  • Avg size: ~2,200 sq ft

  • Typically 3+ bedrooms

This is about $100K–$200K more than the overall Lakewood Ranch median, but you’re paying for location within the suburb.

2. Wellen Park (Venice, FL)

Wellen Park stands out in 2026 because it combines:

  • Master-planned communities (not isolated neighborhoods)

  • Coastal proximity

  • A laid-back, evolving lifestyle

Location:

  • Southern Sarasota County

  • Near Venice, North Port, and Englewood

Why It’s Unique:

The geography is narrow near the coast, which means:

  • Most homes are 10–13 miles from beaches

  • ~20–30 minutes to four different beaches:

    • Manasota Key

    • Venice Beach

    • Caspersen Beach (shark tooth capital)

    • Brohard Beach (dog beach)

What You Get:

  • 20+ neighborhoods

  • Brand-new downtown (rapidly expanding)

  • Upcoming large-scale commercial development

  • Future growth (10–20 year expansion pipeline)

Vibe:

Historically more laid-back and affordable than Sarasota proper—but now evolving fast.

Pricing:

  • Median: ~$475K

This is significantly lower than Lakewood Ranch, making it one of the best value plays right now.

3. West of the Trail (Sarasota)

This is one of the most important concepts in Sarasota.

What It Means:

You’re west of US-41 (Tamiami Trail)—the closest mainland strip to the water without being on a barrier island.

Why That Matters:

You get:

  • Proximity to downtown

  • Proximity to beaches

  • No barrier island bottlenecks

The Ideal Section:

Between:

  • North: Lido Key bridge

  • South: Siesta Key bridge

This gives you:

  • Access to both bridges

  • Balanced proximity to everything

Top Neighborhoods:

  • Hudson Bayou

  • Cherokee Park

  • Bay View

  • McClellan Park

  • Granada

Lifestyle:

  • Larger lots

  • Walkability to water

  • Historic + mature landscaping

  • Mix of old and new homes

Pricing:

  • Median: ~$1.6M

  • Avg size: ~2,700 sq ft

This is premium Sarasota—but arguably the best geographic value in the entire region.

4. Central / East Sarasota

This is the “in-between” zone—and where many buyers naturally land.

Who It’s For:

  • You like Lakewood Ranch, but it’s too expensive

  • You like Wellen Park, but it’s too far south

  • You like West of the Trail, but it’s too expensive

What You Get:

  • 9–11 miles to beaches

  • Central access to everything

  • Mix of:

    • Newer communities (east of I-75)

    • Older resale homes (closer in)

Key Communities:

  • Skye Ranch (major development)

  • Grand Park

  • Artistry

  • Worthington

Pricing:

  • Median: ~$600K

  • Avg size: ~2,300 sq ft

This is the “practical middle” of Sarasota.

5. Northeastern Lakewood Ranch

Completely different from the southern section.

Trade-Off:

You go further from Sarasota, but gain:

  • Lower prices

  • Newer homes

  • Massive amenities

Location:

  • 19–24 miles from downtown Sarasota

  • ~35–60 minutes depending on traffic

What You Gain:

  • High density of affordable builders (Lennar, DR Horton)

  • Massive amenity systems (8+ centers in some communities)

  • Multiple golf courses

  • 55+ communities

  • Strong school infrastructure

Pricing:

  • Median: mid-$500Ks

This is where you go if you want:
More house + more amenities for less money.

6. Downtown Sarasota (Urban Core)

This is Sarasota’s main urban lifestyle option.

What Makes It Special:

It’s a “play-first, work-second” city:

  • Walkable

  • Clean

  • Boutique-driven

  • Hospitality-focused

What You’ll Find:

  • Art galleries

  • Michelin/Zagat restaurants

  • Independent shops

  • Waterfront access

Best Area Within Downtown:

  • Near Main Street

  • Close to the water

  • Access to:

    • Orange Ave

    • Pineapple Ave

    • Palm Ave

Housing Mix:

  • 72% condos

  • 22–23% single-family (mostly older)

Pricing:

  • Median: ~$1.7M

Downtown is about lifestyle over space.

7. South Sarasota (Above Venice Island)

This is another in-between option, but with strong geography.

Key Area:

  • Palmer Ranch

  • Osprey

  • Nokomis

Why It Works:

  • 5–8 miles to major amenities

  • Between:

    • Sarasota (north)

    • Venice (south)

The Trade-Off:

  • More resale homes (early 2000s)

  • Less “plug-and-play” than new construction areas

What’s Coming:

  • ~5,700 new homes (Palmer Ranch East)

  • New town centers + commercial development

This area is gaining traction as people look for balance without extremes.

8. Longboat Key

Our barrier island pick for living—not just visiting.

Why This One:

  • More residential-focused

  • Less tourist-heavy than Siesta Key

  • More privacy

Geography:

  • Split between Sarasota and Manatee County

  • South = easier access

  • North = more quiet

Lifestyle:

  • Beach + bay access

  • Golf communities

  • Waterfront living

Pricing:

  • Median: ~$1.6M

This is for people committed to full-time island living.

9. Parrish / Southeast Palmetto

This is your affordability lever.

Location:

  • ~26 miles from Sarasota

  • Closer to Tampa access

What You Get:

  • Much lower prices

  • New construction

  • Larger homes

Pricing:

  • ~4 bed / 3 bath / 2,000+ sq ft around ~$435K

Trade-Off:

You are far—but you save $200K–$300K+.

10. Historic Venice Island

This is a unique coastal lifestyle option.

What Makes It Different:

  • Not a traditional barrier island feel

  • Walkable to the beach from almost anywhere

  • Charming, laid-back downtown

Vibe:

  • Less “luxury flashy”

  • More historic, relaxed coastal living

Key Advantage:

One of the most affordable walk-to-beach towns on Florida’s Gulf Coast.

Pricing:

  • Median: ~$785K

  • ~$440/sq ft

Final Thoughts

That’s your 2026 guide to the best places to live in Sarasota, Florida.

Each area represents a different trade-off:

  • Proximity vs price

  • New vs established

  • Lifestyle vs practicality

The key is understanding:
What are you optimizing for?

Because in Sarasota, there isn’t one “best” place—
there’s just the best place for you.
