Introduction

If you're exploring new construction in Parrish, Florida, you're in the right place. These five standout communities offer diverse amenities, builder options, and unique location advantages, making them great choices for anyone looking to move to this growing area. Below, you’ll find a breakdown of each community and what they have to offer.

 (1) North River Ranch

North River Ranch has been growing for a few years now, with new phases and amenities continually being added. Originally developed by Neal Communities, North River Ranch includes the neighborhoods of Brightwood, Riverfield, and Wild Leaf. Recently, new additions have been announced: Long Meadow, Crescent Creek, and High View. Long Meadow will feature builders like Cardell, Pulte, and West Bay, while Crescent Creek will offer homes by Cardell and David Weekly. High View will stand out with townhomes exclusively by Neal, marking its unique place in the community. Camp Creek, a central amenity hub, will open soon, featuring pools, splash pads, trails, a bike share program, and a game room. The nearby Riverway Village Center will bring in a Publix, an HCA hospital, retail, and restaurant options, enhancing the lifestyle offerings within North River Ranch.

(2) Sea Air by Metro Places

Sea Air is an exciting new community by Metro Places, known for its lagoon-style developments in Wesley Chapel and Wimauma. Sea Air will feature a 4.2-acre lagoon with swim-up bars and water playgrounds. It will span over 1,500 acres and house approximately 3,600 single-family homes and 400 multifamily units. Builders include Dream Finder Homes, DRB Biscayne, Lennar, DR Horton, and Perry Homes, with options for townhomes, single-family homes, and luxury homes. Dream Finder and Lennar’s townhomes start at $280,000, and single-family options range from the low $300s to the $700s. Amenities will focus on the lagoon but may not include satellite pools or a fitness center. A K-12 school is also planned nearby, adding value to this vibrant new neighborhood.

(3) Del Webb Sunchase

Del Webb Sunchase is a 55+ active adult community coming soon to the southeastern side of Parrish. Located near Wauchula and Keen Roads, this community will include 955 homes across various lot sizes, offering popular Del Webb floor plans like the Mystique and Stellar models. Amenities will include a 17,000-square-foot clubhouse with an indoor/outdoor restaurant, resort and lap pools, fitness centers, and sports courts. Del Webb Sunchase is expected to provide a luxurious, low-maintenance lifestyle similar to Del Webb BayView, catering to the growing demand for active adult communities in the area.

(4) Rye Ranch

Rye Ranch is an expansive new master-planned community located at the intersection of Rutland and Rye Roads. With 3,500 homes planned, Rye Ranch will include single-family homes, townhomes, and villas by Lennar, the community developer, along with homes by the Coulter Group and DR Horton. Lennar will likely offer a range of housing types to cater to diverse buyers. Rye Ranch will feature 11 amenity centers to serve residents, along with a proposed elementary school, creating a community geared toward convenience, education, and recreation.

(5) Oakfield

Oakfield is a massive new development coming to Buckeye Road, divided into two main sections: Oakfield Lakes and Oakfield Trails. Oakfield Lakes will have 4,000 single-family homes and 600 multifamily homes. Builders in Oakfield Lakes include DR Horton, Centex, and Starlight Homes, with amenities such as The Grove, which will feature a resort-style pool, playground, and an open area for food trucks and live music. Oakfield Trails will include builders like Ashton Woods, West Bay, and Meritage, and will feature The Harvest Club, a luxury amenity center with a lagoon pool, slides, pickleball, tennis courts, and a fitness center. Oakfield’s location between I-75 and 301 makes it ideal for commuters and those wanting easy access to Parrish and nearby areas.

Conclusion

Each of these new communities offers something unique for future residents, from lagoon living at Sea Air to luxury retirement at Del Webb Sunchase. With planned amenities, strategic locations, and various housing options, Parrish continues to evolve as a highly desirable destination in Florida.
